A new detached dwelling in a period style.

The site, a garden plot, already under the client’s ownership, had previously obtained outline planning permission. However, it became clear at the start of the project that the outline design did not meet the clients requirements. A re-designed scheme was subsequently developed, including a full review of the style and appearance of the property. In order to minimise the planning risk the previous footprint and overall property height were maintained but a more efficient form was proposed which not only improved the appearance but also simplified the construction. The revised form also provided an additional 30% of usable floor area to the first floor whilst still maintaining the previous footprint. This allowed more generous first floor accommodation in line with a house of this size.
